Funds from operations (FFO) refers to the figure used by real estate investment trusts (REITs) to determine the cash flow from their operations.

Real estate companies use FFO as a measure of operational efficiency.
FFO excludes non-recurring cash receipts such as proceeds from the sale of an asset; instead, it includes only business income.
