• Exterior Insulation and Finishing Systems (EIFS) are multilayer exterior wall systems designed to provide high energy efficiency in both residential and commercial buildings. Typically, an EIFS system consists of an insulating board that is attached to the outside of the wall with a special adhesive, a waterproof base coat that is applied over the insulation, and a top coat. EIFS caught the attention of the insurance industry when claims began to surface for moisture damage. This has led to liability claims by EIFS contractors and manufacturers. In addition, a significant number of first party claims have been filed under landlord policy. Insurers have attempted to limit their exposures with exemptions or by refusing to insure significant risk exposures (such as EIFS homes or contractors installing EIFS).
